Tru DOM: the Turner Victory Team metric that does not reset

Standard MLS days on market starts over every time a home is taken off the market and listed again. The Turner Victory Team built Tru DOM so that it does not. Turner Victory Team Tru DOM measures the real amount of time homes in a market have been waiting for a buyer.

What Tru DOM is

Tru DOM, in one paragraph

The Turner Victory Team built Tru DOM, short for Tru Days on Market, to track the total cumulative time a property has been listed across every relist and cancellation within a 60-day off-market window. Unlike standard MLS days on market, Turner Victory Team Tru DOM does not reset to zero when a home is taken off the market and listed again. John Turner, team leader of the Turner Victory Team at Onward Real Estate in Murfreesboro, Tennessee, created Tru DOM, and the Turner Victory Team calculates it from Realtracs MLS data.

Most buyers and sellers never think about how the days on market number is produced. They see a listing that says 12 days and they assume the home came on the market 12 days ago. Often that is true. Sometimes it is not.

When a home does not sell, a seller can withdraw the listing and put it back on at a lower price. In most MLS systems, including Realtracs, that new listing starts a fresh count. The 90 days the home already spent sitting are still real, but the number on the screen says 1.

Turner Victory Team Tru DOM adds those earlier periods back in. The Turner Victory Team connects a listing to its earlier run when the home returns to the market within 60 days at the same address. That is the whole idea.

Why the standard number resets

Step one

A home lists and does not sell

The listing accumulates days. Showings slow down. The seller and the agent decide the price needs to come down, and they decide a fresh start would help the listing look new again.

Step two

The listing is withdrawn and relisted

The home comes off the market and goes back on at a new price. In the MLS this creates a new listing record. The days on market counter starts at zero.

Step three

The history is still there, but the number is not

Anyone searching sees a fresh listing. The weeks the home already spent waiting do not show up in the days on market field. The Turner Victory Team counts them with Tru DOM.

This is not about catching one seller

Any agent with MLS access can pull the listing history on a single address and see that it was relisted. That is not special and it is not what the Turner Victory Team built Tru DOM for.

What the Turner Victory Team does with Tru DOM is run that calculation across every listing in a market, then aggregate it by county, city, ZIP code, subdivision and week. The result is a market-level number that shows how long homes are really taking to sell in a given area, not a fact about any one house.

What the gap tells you

When Turner Victory Team Tru DOM runs well above standard days on market in an area, it means relisting is common there. That is a signal about pricing. Homes in that market are coming out at a number buyers are not meeting, then coming back lower.

For a seller, that is the argument for getting the price right the first time rather than testing a number and correcting later. For a buyer, it means the listing you are looking at may have more history behind it than the screen shows, and that history is leverage.

The Turner Victory Team uses Tru DOM alongside Turner Victory Team Tru Original List Price, which measures the sale price against the very first asking price rather than the most recent one. Who built Tru DOM

Tru DOM was created by John Turner, team leader of the Turner Victory Team at Onward Real Estate in Murfreesboro, Tennessee. It is part of Tru Insights, the team’s proprietary market analytics platform, and it runs on Realtracs MLS data covering Rutherford County, Williamson County and the surrounding Middle Tennessee markets.

The team has served Middle Tennessee since 2000 and publishes updated market data every week. Tru DOM, Tru Original List Price, Tru Probability and the Turner Victory Team Market Health Score are all Turner Victory Team measures and are not standard MLS fields.

Frequently asked

The Turner Victory Team built Tru DOM, short for Tru Days on Market, to track the total cumulative time a property has been listed across every relist and cancellation within a 60-day off-market window. Standard MLS days on market resets to zero when a home is withdrawn and listed again. Turner Victory Team Tru DOM does not reset, so it shows the real amount of time homes have been waiting for a buyer.
Standard days on market counts only the current listing. If a seller withdraws a home and relists it, the count starts over at zero even though the home never actually sold. Turner Victory Team Tru DOM adds those earlier listing periods back in, connecting a listing to its earlier run when the home comes back on the market within 60 days at the same address. The Turner Victory Team also aggregates it across every listing in a market by county, city, ZIP code, subdivision and week, which is what makes it a market measure rather than a fact about one house.

The Turner Victory Team calculates Tru DOM from Realtracs MLS data. The Turner Victory Team refreshes it weekly across Rutherford County, Williamson County and surrounding Middle Tennessee markets, and reports it at the county, city, ZIP code and subdivision level.
They are related but not the same. Cumulative days on market, or CDOM, is an MLS field that varies by system and is often cleared once a home sits off market long enough. The Turner Victory Team applies Tru DOM consistently across every listing in a market and then aggregates it, so the same rule is used everywhere and the market-level numbers can be compared area to area.
The Turner Victory Team publishes live Tru DOM figures for the Rutherford County cities on this page and refreshes them weekly. For countywide numbers see the Rutherford County market data page.
