Tru DOM to Sell is the total number of days a home was on the market before it sold, counted across every relisting rather than just the most recent MLS number. Tru List-to-Sale compares the sale price to the very first price the seller ever asked, tracked the same way. Standard MLS data resets both each time a home is relisted, which makes homes look fresher and sellers look firmer than they were. Both are proprietary Turner Victory Team calculations, not fields reported by the MLS.

These figures cover homes that sold. A listing that was cancelled or expired without ever selling is not counted here. A home that expired, relisted and then sold is counted once, with its full history, because Tru DOM follows a home across every relisting instead of starting the clock over.

Based on 4,276 closed single family sales across 9 Rutherford County high school zones. Holloway, Central Magnet and the alternative schools are not included because students are not assigned to them by home address.
