August home sales in Williamson County totaled 422 closings, down 9 percent from a year ago. Fewer homes came to market and inventory still rose 14 percent, leaving sellers competing against roughly 600 more homes than two years ago.
August home sales in Rutherford County came in at 446 closings, compared to 505 last year and 545 in 2024. Turner Victory Team data shows fewer homes came to market and even fewer went under contract, which pushed months of supply up 19 percent.
Showings per listing dropped in seven of nine Williamson County price ranges between mid July and mid August, and active inventory reached 1,777, the highest in at least five years. What makes this different from a normal seasonal dip is that no price range is bucking the trend.
