Colonial Estates
Murfreesboro, Tennessee 37127

Turner Victory Team data from Realtracs MLS shows the median home price in Colonial Estates is currently $430,000, with 4 active listings and a Tru Days on Market™ of 21 days. Updated weekly from Realtracs MLS.
View Homes for SaleColonial Estates Murfreesboro TN: One Name, Two Very Different Neighborhoods
Colonial Estates sits along Shelbyville Pike on the southeastern side of Murfreesboro in the 37127 ZIP code. The neighborhood dates to about 1970 and has been developing in sections ever since, which is unusual. Most Murfreesboro subdivisions get built out over five or ten years and then stop. This one has been adding sections for more than four decades, and Realtracs plat records go up through Section 13.
That long build-out is the single most important thing to understand before you search here. The original sections along Chesterfield Drive and Cynthia Lane are a different product from the Section 12 phases on Drema Court. Different decade, different construction, different lot character, different price. Both carry a Colonial Estates address and both show up in the same search.
What ties the two together is land. Lot sizes across the neighborhood run well above what the same budget buys in a newer Murfreesboro subdivision, and the streets themselves help. Chesterfield Drive, Cynthia Lane, Drema Court, Laurel Lane, McKaig Road, and Wilmington Court mostly dead-end or loop back on themselves, so through traffic stays low. Combine that with a low HOA and you get a neighborhood people stay in. See the wider South Murfreesboro corridor or all of Murfreesboro.

Lot Sizes You Cannot Buy New
Parcels here run substantially larger than what the same money buys in a newer Murfreesboro subdivision, and the original sections carry the biggest ones. That is not something a builder can offer you today at this price point anywhere in the city.
Four Decades of Housing Stock
With records running from about 1970 through the Section 12 phases that finished around 2019, a buyer can shop original brick, mid-period construction, or 2010s builds without leaving the neighborhood. Very few Murfreesboro subdivisions offer that range inside one HOA.
Quiet Streets, Real Access
Most streets in Colonial Estates dead-end or loop, so through traffic is minimal. Shelbyville Pike handles daily errands, the South Church Street retail corridor is a short drive, and Interstate 24 is reachable by way of Joe B. Jackson Parkway.
There Are Two Colonial Estates, and the MLS Does Not Separate Them
Realtracs files every section of this neighborhood under the same subdivision name, so the median you see anywhere online, including the number at the top of this page, blends homes built four decades apart. That is not a flaw in the data. It is the reality of a neighborhood that never stopped building. Here is what actually sits underneath that single number.
The Original Colonial Estates
The established side, with records going back to about 1970. This is where the largest lots are and where the mature trees are. Homes here have a condition story, because a house that has stood for four decades has either been updated or it has not.
- Streets include Chesterfield Drive, Cynthia Lane, and Laurel Lane
- Generally the larger parcels in the neighborhood
- Condition ranges from fully renovated to close to original
- Resale only, no builder inventory
The Newer Colonial Estates
The newer side, platted across phases 1A through 1G and 2A through 2B, with Section 13 behind it. Built out through roughly 2019, and this is where nearly all of the neighborhood’s recent transaction activity sits, and it is a materially different product from the original sections.
- Centered on Drema Court and Wilmington Court
- Filed as “Colonial Estates Sec 12 Ph 1A” through “Ph 2B”
- Modern floor plans and current mechanical systems
- Smaller lots than the original sections, larger than most new subdivisions
- Roughly six in ten recent Colonial Estates records sit here
What this means when you are pricing: a home on Chesterfield Drive and a home on Drema Court are not comparable properties, even though they share a subdivision name, an HOA, and a school zone. Any automated estimate you pull for a Colonial Estates address is averaging both. The Turner Victory Team runs comparable sales by section and by condition rather than by subdivision name, which is the difference between a price that holds and a price that gets reduced twice.
The Honest Picture: What to Know Before You Decide
Colonial Estates does several things well and has real tradeoffs, and which ones matter depends entirely on your situation and which side of the neighborhood you are looking at. Here is how our team frames it in plain terms.
What Works Well Here
- Lot sizes well above what comparable newer subdivisions offer
- Low HOA relative to the amenity-heavy communities on the west side
- Streets that dead-end or loop, so through traffic stays minimal
- Mature trees and established streetscapes in the original sections
- Newer construction available in Section 12 without leaving the neighborhood
- An optional community pool, joinable for a separate fee
- Shelbyville Pike handles daily errands with South Church Street retail nearby
- Christiana Elementary and Christiana Middle sit just outside the neighborhood
- Four decades of sales history, which makes pricing by section genuinely possible
What to Consider
- One subdivision name covers two eras, so online estimates blend them
- Condition in the original sections varies from fully updated to original
- Older homes mean roof, HVAC, and plumbing age needs careful inspection
- HOA dues and transfer fees likely differ by section, so get yours in writing
- The community pool is optional and costs extra, billed separately from HOA dues
- No clubhouse or fitness center of the kind newer master-planned communities offer
Colonial Estates Murfreesboro TN Live Market Snapshot
Updated weekly from Realtracs MLS through Turner Victory Team’s Tru Insights™. These are the same numbers our team uses when advising buyers and sellers in Colonial Estates.
About This Data
The Turner Victory Team calculates Colonial Estates - Murfreesboro at 8.0 months of supply from Realtracs MLS data. Turner Victory Team Tru Insights™ puts the average Tru Days on Market™ at 21 days. Reading both figures together, the Turner Victory Team sees a market that favors buyers.
Tru Days on Market™ is the Turner Victory Team metric that tracks the total cumulative time a property has been listed across every relist and cancellation. Unlike standard MLS days on market, the Turner Victory Team’s Tru DOM™ does not reset to zero when a home is relisted at a lower price.
% of Original Price is calculated from the Turner Victory Team’s Tru Original List Price™, which reflects the average sale price as a percentage of the very first list price before any reductions or relistings. A number below 100% indicates sellers are accepting less than their original ask.

What the Homes in Colonial Estates Are Actually Like
The ranges below are compiled from every Colonial Estates record in Realtracs MLS across all sections, not from a single listing or a builder brochure. Because the neighborhood spans four decades of construction, expect these ranges to be wide. That width is the point. There is no HOA figure in this data, so none is published here. Ask us for the current dues and transfer fee on the specific section you are considering.
The Turner Victory Team compiles these ranges from 75 Realtracs MLS records in Colonial Estates, Murfreesboro. Updated weekly.

What Sellers in Colonial Estates Need to Know
Pricing a Colonial Estates home is harder than the transaction volume suggests, and the reason is the split. This neighborhood produces a healthy number of sales, but those sales come from two populations of homes that have very little to do with each other. Using all of them to price one house is how a seller ends up either leaving money on the table or sitting through two reductions.
An automated estimate makes that problem worse, not better. Every portal pulls Colonial Estates as a single subdivision, averages the original sections against the Section 12 phases, and hands you one number. If your home is a recent build on Drema Court, that number is likely dragging you down. If your home is an original-section house that has not been updated, the same number may be pulling you up toward a price the market will not support.
There is a second issue specific to this neighborhood. Realtracs carries the older sections under an abbreviated name, “Colonial Est Sec,” alongside the full spelling. A portal search or a saved search built on the full name alone quietly misses those records. That means some sellers are being priced against an incomplete picture of their own neighborhood without knowing it. Our Tru Insights™ platform consolidates both spellings, which is why the snapshot on this page covers the whole neighborhood rather than part of it.
What the MLS also does not show is a home’s full listing history. When a property is listed, pulled, and relisted, the most recent period looks short. Tru Days on Market™ tracks cumulative time across every listing period, and Tru Original List Price™ measures the final sale against the very first asking price rather than the last reduced one. Both sides of a negotiation deserve to see that.
