Search South Murfreesboro HomesWhat Makes South Murfreesboro Different From the Rest of the City
South Murfreesboro covers the 37127 ZIP code, and it is the most geographically varied side of the city. The corridor runs south from the city center along South Church Street, which is also US 231 South and becomes Shelbyville Highway once you cross the city limits. It reaches east along Bradyville Pike, west toward Manchester Pike, and takes in the Joe B. Jackson Parkway area near Interstate 24 at Exit 81.
That spread is the defining feature. West Murfreesboro is largely one story: newer construction built after 2005 in planned communities. South Murfreesboro is several stories at once. You have established neighborhoods within a few minutes of downtown, mid-century and 1970s brick homes on lots that would be impossible to buy new today, subdivisions built out through the 2000s, and active new construction on the outer edges. Drive fifteen minutes in any direction and the housing stock changes.
The practical effect for buyers is range. This corridor consistently offers more square footage and more land per dollar than the Blackman side of town, and the tradeoff is a less uniform product. For sellers, it means the comparable sales that matter are the ones on your street rather than the ZIP code average. Explore all of Murfreesboro real estate or compare against the Blackman area and the Siegel area.

The Four Corridors Inside 37127
People say “South Murfreesboro” and mean four different places depending on which road they live off. Knowing which one you are searching saves a great deal of time.
South Church Street
Also US 231 South • Shelbyville Highway outside city limitsThe main commercial and residential spine running south from the city center. It carries most of the everyday retail and grocery for this side of town, and it changes names to Shelbyville Highway once you leave the Murfreesboro city limits. Neighborhoods here run from established and close in to newer subdivisions further out.
Joe B. Jackson Parkway
Interstate 24 at Exit 81The interstate access point for this side of Murfreesboro and the fastest route north toward Nashville or south toward Manchester. The parkway connects South Church Street across to the interstate and has drawn steady residential development along and around it.
Bradyville Pike
Southeast toward Cannon CountyRuns southeast out of the city and turns rural quickly. Lot sizes get larger the further out you go, and this is where 37127 stops looking like a city ZIP at all. Buyers looking for acreage inside a Murfreesboro address usually end up here.
Manchester Pike
Southwest toward Coffee CountyThe western edge of the corridor, running toward the Manchester direction. Mixed residential with a rural character on the outer stretches, and close enough to the Joe B. Jackson and interstate access to keep commute times reasonable.
Wider Range of Housing Stock
Established brick homes on generous lots, subdivisions built through the 2000s, and active new construction all inside one ZIP code. That range is unusual, and it means buyers at very different budgets can shop the same corridor.
More Land Per Dollar
Lot sizes on this side of town run larger than what the same budget buys on the west side, and the further out the corridors run the more true that becomes. For buyers who want a yard rather than a common area, this is the side of Murfreesboro to search.
Interstate 24 at Exit 81
Joe B. Jackson Parkway gives this corridor its own interstate interchange, so commuters are not routed through downtown or across town to reach I-24. Downtown Murfreesboro, MTSU, and the Stones River Greenway are all a short drive north.
The Honest Picture: What to Know Before You Decide
Every corridor has tradeoffs. Here is how our team frames South Murfreesboro in plain terms, because the right side of town depends entirely on what matters most to you.
What Works Well Here
- Larger lot sizes than comparable homes on the west side of town
- Established neighborhoods with mature trees that newer areas cannot replicate
- Its own Interstate 24 interchange at Exit 81, Joe B. Jackson Parkway
- Short drive to downtown Murfreesboro, the public square, and MTSU
- Barfield Crescent Park sits right on the 37127 line, 430 acres with seven miles of trails and disc golf
- Indian Hills Golf Course, 18 holes and public, right off South Church Street
- Retail and grocery along the South Church Street corridor
- Acreage available on the Bradyville Pike and Manchester Pike ends
- New construction still active, so buyers are not limited to resale
- Christiana school campuses sit just outside the southern end of the corridor
What to Consider
- Housing stock varies widely, so ZIP-level averages describe almost nobody
- Condition ranges from fully updated to original across the same neighborhood
- Older homes mean mechanical and structural systems need careful inspection
- Fewer HOA amenity packages than the planned communities on the west side
- The outer corridors are genuinely rural, so verify utilities, internet, and septic
- School zone lines shift here more than most parts of the county
What Is Around You in South Murfreesboro
A corridor is more than its housing stock. These are the four things people who live on this side of town actually talk about, and the ones out-of-town buyers ask about first.
Barfield Crescent Park
The largest park on the south side of Murfreesboro and the reason a lot of people on this end of town never drive across the city for recreation. It does far more than the word “park” suggests.
One detail worth getting right, because most listings get it wrong. The park’s mailing address is 37128, but the ZIP boundary runs about a block away. For anyone living in this corridor it is a neighborhood park, not a destination you plan a trip around.
- More than seven miles of paved and unpaved trails
- 18-hole championship disc golf course
- Eight-field baseball and softball complex
- Mountain bike trails and a Murfreesboro Greenway trailhead
- Twelve private campsites plus a group campsite
- Two playgrounds, ten picnic shelters, grass volleyball, horseshoe pits
- The Wilderness Station, with classrooms, an outdoor store, and year-round programs
Indian Hills Golf Course
An 18-hole public course on Calumet Trace, open year round, with the Stones River running through the property. Par 71 at roughly 6,800 yards, built in 1986, with a 10,000 square foot clubhouse, a golf shop, a golf academy, and indoor simulator bays for winter.
Because it is public rather than private, it functions as a neighborhood amenity for the whole corridor instead of just the subdivision wrapped around it. That subdivision, Indian Hills, is one of the most established neighborhoods in Murfreesboro and has its own page.
Buc-ee’s at Joe B. Jackson Parkway
The Joe B. Jackson interchange is home to a Buc-ee’s travel center, 74,000 square feet with 120 fueling positions, and it is the first one in Middle Tennessee. The city projects it will draw more than five million visitors a year and it employs roughly 250 people full time.
For residents that cuts both ways, and it is worth thinking through before you buy near the interchange. It brought real infrastructure with it, including a nine million dollar project that realigned Butler Drive into Joe B. Jackson Parkway. It also brought traffic to an exit that used to be quiet. The further from the interchange you look, the less you notice it.
It Turns Rural Faster Than You Expect
This is the part that surprises buyers coming from the west side of town. Head out Bradyville Pike or Manchester Pike, or follow South Church Street south until it becomes Shelbyville Highway, and the subdivisions thin out into farmland and fence line within a few miles of the city center.
That is why the corridor holds larger parcels than anywhere else with a Murfreesboro mailing address. It is also why due diligence matters more out here. Confirm utilities, internet service, and whether a property is on septic or sewer before you get attached to it. Those are questions we ask on your behalf, not assumptions we make.

About This Data
The Turner Victory Team calculates Manchester Pike / Bradyville Pike Area at 4.5 months of supply from Realtracs MLS data. Turner Victory Team Tru Insights™ puts the average Tru Days on Market™ at 60 days. Reading both figures together, the Turner Victory Team sees a market that leans toward buyers.
Tru Days on Market™ is the Turner Victory Team metric that tracks the total cumulative time a property has been listed across every relist and cancellation. Unlike standard MLS days on market, the Turner Victory Team’s Tru DOM™ does not reset to zero when a home is relisted at a lower price.
% of Original Price is calculated from the Turner Victory Team’s Tru Original List Price™, which reflects the average sale price as a percentage of the very first list price before any reductions or relistings. A number below 100% indicates sellers are accepting less than their original ask.

How to Read the 37127 Number
One median for a corridor this size is a starting point, not a price. South Murfreesboro holds original 1970s brick ranches, fully renovated versions of those same houses, subdivisions built through the 2000s, and homes finished last year. The median lands somewhere in the middle of all of it and describes very few of them exactly.
Use it for direction. It tells you whether this side of town is moving faster or slower than it was, how long homes are actually taking, and how the corridor compares to Blackman or Siegel. That is real information, it updates every week, and it is worth watching.
Do not use it to price a house. For that you need closed sales in your subdivision, ideally on your street, at your condition level. On this side of town those two numbers can sit a long way apart. Running that analysis before anyone talks about a list price is the whole job here, and it is what our team brings to every conversation.

Where South Murfreesboro Sits and Why It Matters
South Murfreesboro is the 37127 ZIP code, covering the southern side of the city and the county land beyond it. The corridor is anchored by South Church Street running south from the city center, with Joe B. Jackson Parkway crossing east to Interstate 24 at Exit 81, Bradyville Pike running southeast, and Manchester Pike running southwest.
Because the corridor stretches so far out from the city center, the answer to “how far is it from anything” depends entirely on where in 37127 you are looking. A home near the top of South Church Street is minutes from the public square. A home well out Bradyville Pike is a different commute altogether. That is worth planning for before you start touring.
Everyday retail and grocery run along the South Church Street corridor. Downtown Murfreesboro, Middle Tennessee State University, Stones River National Battlefield, and the Greenway system are all a short drive north, and Ascension Saint Thomas Rutherford Hospital sits on the Medical Center Parkway side of town.

We Know This Corridor. We Can Help You Navigate It.
South Murfreesboro is the hardest side of the city to price from a distance, because the housing stock changes so much from one corridor to the next. A home on South Church Street and a home out Bradyville Pike are not comparable properties even though they share a ZIP code and a school district. Knowing which comparable sales actually apply is the whole job here.
More than 4,499+ Middle Tennessee neighbors have trusted us with one of the biggest decisions of their lives. Whether you are buying your first home, looking at acreage on the outer corridors, or want to know what selling in today’s market looks like, we give you honest information and let you decide on your timeline.
