Cedar Hills Smyrna TN: A Newer Community With Two Distinct Halves

Cedar Hills Smyrna TN sits off Morton Road in the Almaville Road corridor of Smyrna, inside Rutherford County and about two miles from the Interstate 24 interchange at Exit 70. The community started closing homes in 2019 and has been built out in numbered sections and phases since, so the build year and the builder change from one street to the next. That variation matters more than it sounds. Two homes a few hundred feet apart can be several years and a different builder apart, and both of those show up in the price.

The part most people mean when they say Cedar Hills is the Ryan Homes side, reached through Eagle Rock Place off Morton Road. Those are the Section 1 through Section 4 records on Caywood Road, Raintree Drive, Carnation Drive, Shady Dell Trail, Mill Tree Court, and Green Valley. Homes there run roughly 1,500 to 3,300 square feet on lots around a seventh to a fifth of an acre.

The second part is The Glades at Cedar Hills, reached through Rocky Fork Almaville Road and Inez Drive. David Weekley Homes and Drees Homes built that side, and it carries larger plans, deeper lots, and a median well above the resale sections. Same name on the sign, two different markets underneath. The Turner Victory Team tracks them separately because blending them produces a number that describes neither one. Learn more about Smyrna real estate and the wider Stewarts Creek corridor.

Cedar Hills Smyrna TN, homes for sale in the Almaville Road corridor of Rutherford County

Three Builders, Two Price Tiers

Ryan Homes built the numbered sections. David Weekley Homes and Drees Homes built The Glades. That is an unusual range inside one community name, and it is the reason two homes a few streets apart can price very differently.

Cedar Stone Park on the Same Road

Cedar Stone Park sits at 3639 Morton Lane, the same road Cedar Hills is on, with four lighted synthetic turf ball fields and twelve lighted tennis and pickleball courts. On top of that the HOA maintains its own pool, playground, courts, and walking trails inside the neighborhood.

Interstate 24 and Interstate 840 Access

Exit 70 at Almaville Road is about two miles out, putting Nashville roughly 25 minutes north and Murfreesboro about 15 minutes south. Interstate 840 opens the Franklin and Brentwood direction without crossing downtown Nashville.

There Are Two Cedar Hills, and the Prices Are Not Close

Realtracs plats these as separate subdivisions, and the Turner Victory Team’s Tru Insights™ platform tracks them that way. If you search a single Cedar Hills median online, you are looking at a blended figure that fits neither side. Here is the actual split, live from Realtracs MLS.

Sections 1 through 4

Cedar Hills

The Ryan Homes side, entered through Eagle Rock Place off Morton Road. Built 2019 through 2024. This is where nearly all of the resale activity happens.

  • Median sale price $530,000
  • Active listings 9
  • Tru Days on Market 68 days
  • Average price per square foot $197
  • Homes sold, 180 Day window 5
  • Streets: Caywood, Raintree, Carnation, Shady Dell, Mill Tree, Green Valley
Weekley and Drees Section

The Glades at Cedar Hills

Entered through Rocky Fork Almaville Road and Inez Drive. Larger plans, deeper lots, and homes that sold new rather than as resale. Listed in Realtracs under three different spellings, so it is easy to miss in a portal search.

  • Median sale price $601,009
  • Active listings 0
  • Tru Days on Market 110 days
  • Average price per square foot $205
  • Homes sold, 1 Yr window 2
  • Streets: Inez Drive, Little Penny Drive, Blue Olive Drive

The Honest Picture: What to Know Before You Decide

Cedar Hills does a lot of things well. It also has real tradeoffs, and which ones matter depends entirely on your situation. Here is how our team frames it in plain terms. The two figures below update themselves every week, so this stays accurate whether you are reading it today or three years from now.

What Works Well Here

  • Uniform housing stock, with every home built in 2019 or later
  • HOA amenities inside the neighborhood: pool, playground, pickleball and tennis courts, walking trails
  • Cedar Stone Park on the same road, with lighted synthetic turf ball fields and lighted courts
  • Interstate 24 at Exit 70 about two miles out, with Interstate 840 opening the Franklin direction
  • Rutherford County Schools, with the Stewarts Creek campuses on the same corridor
  • Two price tiers under one name, so a buyer can trade up without leaving the neighborhood
  • Sidewalks and underground utilities throughout, platted that way from the start

What to Consider

  • A small community, so comparable sales are always thin. 5 have closed in the current 180 Day window
  • Selection is limited. 9 resale homes are listed as of this week
  • Lots are small, roughly one seventh to one quarter of an acre
  • HOA dues and the transfer fee differ between the sections. Get yours in writing
  • Production builder plans repeat, so your resale competition may look a lot like your house
  • Any home still sold by a builder comes with an on-site agent who works for the builder

About This Data

Turner Victory Team’s Tru Insights™ data shows Cedar Hills - Smyrna at 10.8 months of supply with an average Tru Days on Market™ of 68 days. Based on those figures, the Turner Victory Team reads this market as one that favors buyers.

Tru Days on Market™ is the Turner Victory Team metric that tracks the total cumulative time a property has been listed across every relist and cancellation. Unlike standard MLS days on market, the Turner Victory Team’s Tru DOM™ does not reset to zero when a home is relisted at a lower price.

% of Original Price is calculated from the Turner Victory Team’s Tru Original List Price™, which reflects the average sale price as a percentage of the very first list price before any reductions or relistings. A number below 100% indicates sellers are accepting less than their original ask.

What Sellers in Cedar Hills Smyrna TN Need to Know

Pricing here is harder than it looks, and the reason is volume. Cedar Hills closes a small number of resales in a given year. That means a seller who prices off two or three comparable sales is leaning on a very thin sample, and one unusual sale can pull the whole picture off center.

It gets harder because a portal will hand you a Cedar Hills estimate built from both sections at once. A Ryan Homes plan on Caywood Road and a Drees plan on Inez Drive are not comparable properties, even though both carry a Cedar Hills address and both show up under the same search. Pricing off the blended number is how a seller ends up either leaving money on the table or sitting through three reductions.

What the MLS also does not show is the full listing history of a home. When a property is listed, pulled, and relisted, the most recent listing period looks short. The Turner Victory Team’s Tru Insights™ platform tracks cumulative time across every listing period, so both sides of a negotiation can see how long a home has really been available. Our Tru Original List Price™ figure does the same for price, measuring the final sale against the very first asking price rather than the last one.

Our team tracks every transaction in Cedar Hills and across Smyrna every week. That data is what we bring to every seller conversation here, before anyone talks about listing.

What We Bring to Every Cedar Hills Seller

We price your home against the right section, not the blended community average. We can show you what has actually closed on your side of Morton Road, what those sellers first asked, and what they finally accepted.

Our marketing director handles professional photography, listing presentation, and market exposure. Your agent handles the strategy, the negotiations, and the communication every step of the way.

No pressure, no obligation. Start with the data conversation and decide from there.

Builders Who Built Cedar Hills

Three builders account for the homes in Cedar Hills and The Glades. Knowing which one built the house you are looking at tells you a great deal about the plan, the finish level, and where it should price.

Ryan Homes

Cedar Hills Sections 1 through 4

Built the numbered sections off Eagle Rock Place from 2019 forward, with the model home on Caywood Road. One-story cottage plans through two-story plans over 3,300 square feet. This is where nearly all Cedar Hills resale inventory comes from.

David Weekley Homes

The Glades at Cedar Hills

Built the Inez Drive and Little Penny Drive plans in The Glades, including the model home. Known for main-level owner’s suites, guest bedrooms on the first floor, and a heavy standard-finish package.

Drees Homes

The Glades and Blue Olive Drive

Built the later Glades inventory on Blue Olive Drive, Little Penny Drive, and Inez Drive. Larger plans with three-car garage options and mostly single-level layouts.

Important for new construction buyers: Every on-site sales agent works for the builder, not for you. Having your own buyer’s agent means having someone whose job is to represent your interests through the entire process. Several Cedar Hills and Glades sales closed with builder incentives attached to a preferred lender, and reading those offers carefully is part of what an independent agent does.

We Know Smyrna. We Can Guide You Through It.

The Turner Victory Team has worked the Smyrna market since 2001, from Stewarts Creek to the neighborhoods along Sam Ridley Parkway. We track every transaction in Cedar Hills every week, including which section is moving, what builders did with incentives, and what resale sellers are actually netting after reductions. That knowledge is what we bring to every buyer and seller conversation here.

Cedar Hills Smyrna TN: What You Need to Know

It depends which half of Cedar Hills you mean. Turner Victory Team’s Tru Insights™ data shows a median of $530,000 in the Cedar Hills resale sections, at an average of $197 per square foot. The Glades at Cedar Hills, the David Weekley and Drees Homes side, carries its own median of $601,009 at $205 per square foot. Any single Cedar Hills number you see quoted elsewhere is blending those two populations of homes.
Cedar Hills Smyrna TN is off Morton Road in the Almaville Road corridor, in the 37167 ZIP code inside Rutherford County. From Interstate 24 you take Exit 70 at Almaville Road, follow it about two miles to Morton Road, and turn in. The Cedar Hills sections enter at Eagle Rock Place. The Glades at Cedar Hills continues to Rocky Fork Almaville Road and enters at Inez Drive. Cedar Stone Park is within walking distance of much of the community, and the Sam Ridley Parkway retail corridor is a short drive north.
They are two adjacent communities that share a name and sell at different prices. Cedar Hills proper is the Ryan Homes side, platted in Realtracs as Sections 1 through 4 with phases inside each, entered at Eagle Rock Place off Morton Road, covering Caywood Road, Raintree Drive, Carnation Drive, Shady Dell Trail, Mill Tree Court, and Green Valley. The Glades at Cedar Hills is the David Weekley Homes and Drees Homes side, entered at Inez Drive off Rocky Fork Almaville Road, covering Inez Drive, Little Penny Drive, and Blue Olive Drive. Turner Victory Team’s Tru Insights™ data currently shows a $530,000 median on the Cedar Hills side against $601,009 in The Glades. The distinction matters because Realtracs records for the same Glades homes have appeared under three different names, so a portal search will often mix them and hand you an average that describes neither. Compare the two live snapshots on this page instead.
Three builders. Ryan Homes built the Cedar Hills numbered sections from 2019 forward, with its model home on Caywood Road off Eagle Rock Place. David Weekley Homes built the Inez Drive and Little Penny Drive plans in The Glades at Cedar Hills. Drees Homes built the later Glades inventory on Blue Olive Drive, Little Penny Drive, and Inez Drive. If you are evaluating anything still being sold by a builder, remember the on-site agent works for the builder. Having your own buyer’s agent means having someone whose job is to represent your interests through the entire process.
Cedar Hills is served by Rutherford County Schools, which handles all public education in Smyrna. The Stewarts Creek campuses, meaning Stewarts Creek Elementary, Stewarts Creek Middle, and Stewarts Creek High, sit together on the same corridor as the neighborhood, close enough that parts of Cedar Hills can walk to them. Proximity is not the same thing as a zone assignment, and we do not make one for any subdivision. Rutherford County boundaries change regularly and can vary street by street, so verify your specific address with the official RCS zoning tool before making any buying decision based on schools. Our team is glad to walk you through it.
Cedar Hills has two layers of amenities, and the second one is the reason buyers keep coming back to this corridor. Inside the neighborhood, the HOA maintains a pool, playground, pickleball and tennis courts, walking trails, and sidewalks, with underground utilities throughout and a clubhouse serving part of the community. Outside it, Cedar Stone Park sits at 3639 Morton Lane, the same road Cedar Hills is on. That is a Town of Smyrna park rather than an HOA amenity, so there is no membership and no separate fee attached to living here. It has four lighted full synthetic turf 225-foot ball fields, six lighted tennis courts, six lighted pickleball courts that are free to play, a playground with a perimeter walking track, restrooms, and a full service concession stand. On fees, the important thing to know is that monthly dues and the one-time transfer fee are not identical across the community, and the transfer fee in particular varies by a wide margin between the resale sections and The Glades. We do not publish a fee figure here because it would go stale, and a stale HOA number is worse than none. Ask us or your closing attorney for the current dues and transfer fee on the exact section you are considering, and get both in writing before you go under contract.
The current Tru Days on Market™ in the Cedar Hills resale sections is 68 days, against 110 days in The Glades. Tru Days on Market is different from the standard MLS figure. It tracks cumulative time across every listing period, including relistings, so a home pulled and put back on the market does not reset to zero. That distinction matters more here than in a busier neighborhood, because Cedar Hills closes relatively few resales in a year and a single home carrying a long listing history moves the average noticeably. Correctly priced homes in good condition have consistently sold faster than the community figure. The ones that sit are the ones priced against the wrong section.
Start by checking which side actually has inventory the week you are looking, because that flips over time. Turner Victory Team’s Tru Insights™ data currently shows 9 active listings in the Cedar Hills resale sections against 0 in The Glades. If one of those numbers is at or near zero, that side is not really a choice right now. New construction wins on finish selection, a builder warranty, and incentives, which in this community have historically been tied to using a preferred lender and are worth reading closely. Resale wins on everything a builder charges extra for and an owner already paid for: fenced yards, finished landscaping, window treatments, blinds, and appliances, plus a seller who can actually be negotiated with. One thing that shapes the resale side here is the age of the housing stock. Every home in Cedar Hills was built in 2019 or later, so a resale here is a younger house than that word usually implies. Ask for the age of the roof, HVAC, and water heater anyway, because that gap widens every year.
Your value depends on which side of the community you are on, your plan and square footage, and what is competing with you the week you list. Automated valuation tools struggle badly in Cedar Hills for two specific reasons. First, they blend the resale sections and The Glades into one estimate, and those medians sit roughly $530,000 and $601,009. Second, so few homes close here in a year that an automated model has very little to work with, and one atypical sale skews the whole estimate. A comparative market analysis built by hand from the right section is the only reliable answer. Reach out and we will put one together with no obligation.
Cedar Hills works well for buyers relocating to Middle Tennessee who want newer construction and a short interstate commute without Williamson County pricing. The community sits about two miles from Interstate 24 at Exit 70, putting Nashville around 25 minutes north and Murfreesboro around 15 minutes south, with Interstate 840 opening the Franklin and Brentwood direction. Buyers moving for work at Nissan’s Smyrna plant shortlist this corridor regularly. The one thing to plan for is inventory: only a handful of homes are typically for sale here at once, so a relocating buyer on a fixed timeline should have a second and third neighborhood ready. The Turner Victory Team has guided relocating clients through Rutherford County since 2000, including video walkthroughs for buyers who cannot visit before moving week. Start with our Moving to Middle Tennessee guide.
Read it off the numbers rather than off a headline, because the answer changes week to week. Turner Victory Team’s Tru Insights™ data currently shows 9 active listings in the Cedar Hills resale sections, 5 homes sold in the 180 Day window, and a Tru Days on Market™ of 68 days. Here is how to read that. A low Tru DOM alongside a low active count means the few homes that come up move fast and you should be ready to write. A high Tru DOM means sellers have been waiting and there is room to talk about price and terms. The part of Cedar Hills that never changes is its scale. This is a small community, so even in a hot market you are choosing among a handful of homes rather than dozens. That cuts both ways: less competition from other buyers, and less selection for you. These figures update every week.
Because it tells you which seller has room to move. When a home is pulled from the market and relisted, the MLS days on market count resets to zero, so a home that has actually been available for six months can show as new. Tru Days on Market™ is the Turner Victory Team metric that adds up every listing period, so the real history stays visible. Its companion, Tru Original List Price™, does the same for money, comparing the final sale to the very first asking price rather than the last reduced one. In a low volume community like Cedar Hills, where a buyer has only a few homes to choose from, knowing which of them has quietly been sitting is most of your negotiating leverage. Read more about how Tru Insights works.
John Turner and the Turner Victory Team at Onward Real Estate are a strong choice for both buyers and sellers in Cedar Hills. The Turner Victory Team has closed 267 transactions in Smyrna since 2001, on both the listing and buyer sides, and ranks No. 12 in Tennessee by transaction sides and No. 14 by sales volume among large teams per RealTrends Verified. John Turner built Tru Insights™, the analytics platform behind the two separate Cedar Hills snapshots on this page. That separation is the practical reason to work with our team here: pricing a Cedar Hills home against a blended community median is the single most common mistake made in this neighborhood, and it costs sellers real money and costs buyers real leverage. Every agent on the Turner Victory Team is trained on that analysis, so the guidance is the same whether you work with John, with Tracy Turner, or with another agent on the team. Reach out to start with the data and decide from there.
