Marymont Springs Murfreesboro TN is a planned community in the Blackman area of West Murfreesboro, situated on land along Rucker Lane and Marymont Springs Boulevard within the 37128 ZIP code. The community spans multiple sections developed over roughly a decade, with homes ranging from the $580s in Sections 2 and 3 to well over $2 million on the estate lots of Sanctuary Place. That range of price points within a single named community is broader than almost any other in Rutherford County.
The community is made up of four distinct areas, each with its own character. Marymont Springs proper and its numbered sections form the main body of the development. The Reserve at Marymont Springs offers newer construction on slightly smaller lots at a mid-range price. The Retreat at Marymont Springs provides larger resale homes, many from 2012 to 2018, with more mature landscaping. Sanctuary Place sits at the top of the market with estate-sized lots and custom homes exceeding 5,000 square feet.

Four Distinct Sections, One Address
Marymont Springs, The Reserve, The Retreat, and Sanctuary Place each attract different buyers at different price points. Knowing which section you are evaluating matters when comparing listings and making offers.
Wide Price Range Within One Community
Recent sales data shows closed transactions from the $580s all the way to $2.2 million. That spread gives buyers at multiple budget levels genuine options within the same named community and school zone.
Established and New Construction Together
Homes built from 2008 through 2026 are all active in this market. Buyers can find fully updated resale homes alongside brand-new construction depending on the section they are searching in.
The Honest Picture: What to Know Before You Decide
Marymont Springs is a strong community with a wide range of homes and genuine demand across its sections. But the complexity of multiple sections and a broad price range means buyers who do their homework fare better than those who shop by name alone.
What Works Well Here
- Four distinct sections covering the $580s through $2M+
- Both newer construction and established resale available
- Blackman and Rockvale school zones, two of the strongest in the county
- Rucker Lane address with direct access to the Blackman corridor
- Sanctuary Place offers rare estate-sized lots in West Murfreesboro
- Consistent resale demand across all sections
- Named community carries search recognition for buyers relocating
What to Consider
- Section-level differences in price per sq ft are significant — know which section you are comparing
- Some homes have been relisted multiple times; Tru DOM tells the real story
- HOA fees apply; confirm current rate before closing
- Lot sizes vary considerably between sections and individual lots
- Upper-range pricing requires section-level comps, not community-wide averages
- Sanctuary Place estate sales are infrequent and require patient timing
Marymont: A Rutherford County Landmark Since 1860
The name Marymont Springs does not come from a marketing team. It comes from a mansion that stood on this land for more than 160 years. The Marymont estate was built in 1860 and 1861 by Hiram Jenkins on 640 acres along what is now Rucker Lane in Murfreesboro, Tennessee. It is a two-story Greek Revival home with handmade brick, walnut interior millwork by craftsman Nathan Vaught, a curved stairwell, and double parlors that once held gold leaf wallpaper ordered from France in 1861.
During the Civil War, Marymont served as a Federal garrison and hospital. It was one of the few homes in Rutherford County that came through the Stones River battle without significant damage. In 1878, the property passed to Nimmie Jenkins and her husband, Dr. J.J. Rucker, a physician who represented the county in the State House of Representatives. The Ruckers added the four-column Roman Revival portico that defines the mansion’s appearance today. Rucker Lane itself is named for the family.
The mansion was listed on the National Register of Historic Places in 1973. The Rutherford County Historical Society documents it as one of the largest Classical Revival homes built in Middle Tennessee before 1860. The subdivision that now carries the Marymont name was developed on surrounding and adjacent land. For a more detailed history, the Rutherford County Historical Society has published a full account of the estate and the families who shaped it.

Understanding the Four Areas of Marymont Springs
Marymont Springs Murfreesboro TN is not a single uniform neighborhood. It is a collection of four distinct sections that share a name and a school zone but differ significantly in price, lot size, age, and character. Knowing which section you are shopping matters.
Marymont Springs (Main Sections)
The original and largest section, developed across multiple phases along Attleboro Drive, Winterdale Drive, Rockweather Drive, and Brandish Lane. Homes built primarily from 2021 through 2026, typically 2,500 to 3,500 square feet on lots around 0.19 to 0.27 acres. The most active section for both listings and sales volume. New construction continues on some lots.
~$580K to $850KThe Reserve at Marymont Springs
Located primarily along Maryweather Lane and Peacemill Lane, The Reserve offers newer construction on slightly smaller lots averaging 0.16 to 0.29 acres. Homes run 2,400 to 3,200 square feet, built primarily 2020 to 2022. A mid-range option within the Marymont Springs community for buyers who want newer construction without the upper-range price of Sanctuary Place.
~$600K to $710KThe Retreat at Marymont Springs
Older resale homes built primarily from 2012 to 2018 along Seascape Lane, Watercolor Lane, and adjacent streets. Larger lots averaging 0.17 to 0.25 acres and homes in the 3,000 to 3,500 square foot range. More mature landscaping and established streetscapes. Buyers get more square footage per dollar relative to newer sections, though updates may be needed on some homes.
~$745K to $870KSanctuary Place
The estate section at the top of the Marymont Springs market. Large custom homes on lots of 1.2 to 2.5 acres along Sanctuary Place. Homes from 2020 to 2023, ranging from 4,800 to nearly 8,000 square feet. Sales in this section are infrequent and represent the highest-value transactions in the entire community. Buyers here are looking for something Murfreesboro rarely offers: true acreage within a planned community.

What Sellers in Marymont Springs Murfreesboro TN Need to Know
Selling in Marymont Springs Murfreesboro TN requires knowing which section your home is in and how that section is performing relative to the others. A home in The Retreat is not competing against the same buyers as a home in the main Sections 2 and 3. Pricing as if they are the same market is one of the most common missteps sellers make here.
The CMA data shows a meaningful spread in price per square foot across sections. Homes in the main numbered sections have recently sold from around $200 to $265 per square foot. Sanctuary Place sales have reached the $290 to $320 range on the right property. Pricing within the right bracket for your section is more important than chasing the highest comp in the community regardless of which section it came from.
Our Tru Insights platform tracks every listing period for every address in this community. When a home has been listed, pulled, and relisted, that full history is visible to buyers who know where to look. Sellers who price correctly from the start avoid that pattern and protect their negotiating position.
We bring verified, section-level data to every seller conversation in Marymont Springs. That is the difference between pricing to close and pricing to sit.
